Construction Oversight

Our team oversees over fifty repair and renovation projects annually across New York City, with a focus on residential high-rise buildings and garages. Each project begins with a kickoff meeting, where we meet with ownership and contractors to prepare for construction. Throughout construction, our engineers and architects conduct regular site visits to verify that work is performed according to approved plans, specifications, and code. We provide detailed field reports, review submittals and payment requests, and remain actively involved from start to finish to help keep projects on track, on budget, and minimally disruptive to residents.

To ensure clarity and efficiency through the project, construction oversight is divided into three distinct phases each with its own set of responsibilities and deliverables.

• Scope Definition & Feasibility: Establish project goals, timeline, and regulatory requirements. Includes zoning analysis and DOB code compliance.
• Design Coordination: Engineers and architects ensure structural feasibility and code adherence.
• Permitting & Approvals: Submit drawings and documents to NYC DOB and other agencies for permits.
• Bid & Contractor Selection: Prepare bid packages, evaluate proposals, and select qualified contractors

• Kickoff Meeting: Set the foundation of the project by bringing together stakeholders to align scope, schedule, logistics, and resident impact before construction begins.
• Site Mobilization: Set up safety barriers, signage, and staging areas. Confirm logistics and access routes.
• Ongoing Oversight: Engineers conduct regular site visits to monitor progress, verify materials, and ensure work aligns with approved plans.
• Quality Control & Compliance: Inspect structural elements, waterproofing, façade work, and parapet restoration for adherence to DOB standards.
• Issue Resolution: Address field changes, unforeseen conditions, and coordinate with contractors to resolve conflicts.

• Final Inspections: Perform punch list walkthroughs and ensure all work meets engineering and code standards.
• Closeout Documentation: Compile as-built drawings, warranties, DOB sign-offs, and maintenance recommendations.
• Client Handover: Deliver final reports, budget summaries, and long-term maintenance plans.
